Carpeted staircases and bonus rooms

Much of Hopkinton's housing is newer construction: colonials and townhomes with a carpeted main staircase, carpeted bedrooms upstairs and often a large bonus room above the garage. Builders favored wall-to-wall carpet on stairs, and with kids and pets running up and down, the center of every tread wears and darkens first. A 14-step staircase at $5 per step is $70, which many Hopkinton customers pair with a couple of bedrooms to cover the $120 minimum.

Bonus rooms are a different problem: they are big, they are where the sectional lives, and they collect popcorn, juice and muddy paws. We price open areas at $0.35 to $0.40 per sq ft and sectionals from $180, plus $35 for a chaise. In the older Woodville homes and lake cottages, smaller rooms and area-specific stains are more typical, and we adjust our approach to each one.
